Design-Build

At EMW Properties you will not find generic shelf plans, because no project is the same. Our homes and renovations are customized to our clients personality and taste. From the initial meeting, we work with you to make sure we build your dream home to match your lot, neighborhood, budget and most importantly, your wants and needs.

Step 1: Initial Meeting:

You will meet with the EMW Properties team to discuss your vision for your new home. Which style and design interests you? What do you require in terms of functionality and size? We will work with you to optimize your budget to best match your desires.

Step 2: Design Process

Based on the details of the initial meeting, our construction team will create an introductory design for you to review. Changes will be made as required, until you are completely satisfied.

Step 3: Selections and Final Bid

Your selections will make your home your own. Selections include plumbing and electrical fixtures, appliances, flooring, tile, countertops, trim, paint colors, and more. You will have access to design specialist in each filed, who will assist with selections and design ideas. Based off your selections and the final architectural plans, EMW will provide a final bid for the scope of work. EMW is dedicated to not hitting you with overages and extras from the original bid. No changes, no additional cost.

If you are not able to make selections before construction begins EMW Properties provides a design allowance. A design allowance is an estimate budget for selections. Based off our client’s desired level of design in each field we provide an accurate allowance for you to make selections.

Step 4: Permitting and Construction

Constructing a new home or addition is a major undertaking with numerous process and coordination. EMW Properties takes care of it all, including the permitting process, grading plan review and clean water hearings. We will also handle the demolition process, if required.

Throughout the construction process, EMW Properties will be on-site supervising construction and will be available to the homeowner. We believe in a hands-on approach, supervising the tradesmen and subcontractors. Most of our tradesmen have worked with us for decades and they know our standards and expectations. This ensures high quality construction; where work is performed at a high standard the first time.

Step 5: Move in!
